Loan Production Staff are forbidden from participating in appraisal selection, review and management fuctions. This includes:

  • Anyone who is compensated based on successful loan completion(s)
  • Anyone who reports to anyone who is compensated based on successful loan completion(s), except to Chief Compliance Officer or General Counsel

The Lender can:

  • Provide the appraiser a copy of the sales contract for purchase transactions
  • Require additional information or explanation from the appraiser about the basis for the valuation
  • Use in-house appraisers to order appraisals, to conuct reviews and for other Quality Control purposes
  • Develop and use AVMs
  • Prepare non-mortgage origination transaction appraisals

The Lender Must:

  • Provide the borrower a copy of the appraisal immediately upon completion and no less than 3 days prior to the closing of the loan
  • Establish a telephone hotline and e-mail address to receive complaints concerning improper influence on appraisers
  • Quality-control test appraisals, AVMs, BPOs and "desktop" evaluations
  • Certify the appraisal was obtained in compliance with HVCC
