    • Hybrid and modern valuation services
    • Order management through our platform (ValueLink or other systems)
    • Communication and coordination with licensed appraisers

All services are provided according to federal, state, and industry regulations.

3. User Responsibilities

By using our services, you agree to:

    • Provide accurate, complete, and current information when placing orders or creating an account
    • Maintain the confidentiality of your login credentials
    • Use our platform for lawful purposes only
    • Refrain from interfering with system operations, security features, or appraiser workflows

You are responsible for any activities performed under your account.

4. Appraisal Orders & Fees

    • Appraisal orders are subject to review and acceptance.
    • Fees vary based on property type, location, and complexity.
    • Payment terms will be provided at the time of ordering.
    • Cancellations may incur a fee based on the work completed by the assigned appraiser.

Once an appraiser has been assigned and work has begun, a cancellation or trip fee may apply.

5. Turn Times & Delivery

While we strive for fast and efficient turn times, all timelines are estimates and may vary due to:

    • Property access delays
    • Additional information required
    • Appraiser availability
    • Market or regulatory conditions

We do not guarantee specific completion dates unless provided in writing.

6. Compliance

We adhere to federal and state appraisal regulations, including:

    • Dodd-Frank Act
    • AIR (Appraiser Independence Requirements)
    • USPAP guidelines
    • State licensing laws

All valuation decisions are independent and not influenced by the Company, lenders, or borrowers.

7. Limitation of Liability

To the fullest extent permitted by law:

    • We are not liable for indirect, incidental, or consequential damages.
    • We are not responsible for delays, inaccuracies, or issues caused by third-party systems, appraisers, lenders, or data providers.
    • Your sole remedy for dissatisfaction is to discontinue use of our website or services.

Appraisal reports are professional opinions of value and not guarantees of market performance.

8. Intellectual Property

All content on this website—including text, graphics, logos, and technology—is owned by or licensed to us. You may not reproduce, distribute, or modify any content without written permission.

9. Privacy

Your use of our services is also governed by our Privacy Policy, which explains how we collect, use, and protect your information.

Kathy Hardy holds a Master of Business Administration and brings more than 20 years of experience in accounting, financial management, and business operations. Her expertise spans accounting, financial analysis, strategic planning, payroll administration, benefits administration, and human resources. As a licensed real estate professional, she also offers valuable industry insight that complements Equity Solutions’ work and enhances her understanding of client and business needs.

While her experience encompasses a wide range of financial and administrative disciplines, her primary focus at Equity Solutions is Human Resources. She is passionate about fostering a positive workplace environment, supporting employees, and ensuring the effective administration of payroll and benefits programs. Her unique combination of financial expertise and HR leadership allows her to drive organizational growth while cultivating a positive workplace culture and employee experience.

Sandra Rose

QC Review Manager

Sandra Rose brings over 25 years of experience in the real estate appraisal industry. She is a Certified Residential Real Estate Appraiser with extensive expertise in appraisal review, compliance and quality control management.

Sandra has spent more than 15 years in the Appraisal Management industry, where  she has developed a strong understanding of regulatory requirements and secondary market guidelines, and best practices for appraisal oversight.

In her current role ,Sandra is responsible for managing the day-to-day operations of the Quality Control Department. She oversees appraisal reviews, ensures compliance with USPAP and agency guidelines while ensuring compliance and consistency across appraisal reports.
